South: ISP and BCIS
ISP is in Rawai on Wiset Road. The surrounding areas are Rawai, Nai Harn and southern Chalong: quiet, family-friendly and close to the beach. The median rent nearby is 50 000 ฿, but the range is wide: from 13 000 ฿ for a small house to 110 000 ฿ for a villa with a pool. We have 95 available properties.
BCIS is in Chalong, with two buildings 200 metres apart. Nearby are Palai, Na Bon and Wichit: regular residential neighbourhoods with houses and gardens. There are 156 properties nearby, the median is 45 000 ฿, and two-bedroom houses start at 15 000 ฿.
Central Phuket: QSI and KIS in Kathu
Both schools are in Kathu: QSI on Chalermprakiat Road and KIS Kajonkiet in Kathu Valley. This is the centre of the island — 15 minutes to Patong, the same to Phuket Town, and farther from the northern beaches. Housing is cheaper here than by the beach: the median is 35 000 ฿, and we have more than a hundred available properties near each school.
The city: HeadStart Chao Fa and BISP
HeadStart, Chao Fa campus is on Wichitsongkram Road in Wichit, in the urban part of Mueang. This is where we have the most housing: 207 available properties, with a median of 40 000 ฿. The city offers hospitals, markets and shops close by; the downside is the drive to the sea.
BISP is in Ko Kaeo on Thep Krasattri Road, on the way from the city to the north. The area is quiet, but we currently have few properties there — 21, with a median of 30 000 ฿.
North: HeadStart Cherng Talay and UWC
HeadStart, Cherng Talay campus is on Srisoonthorn Road in Thalang, near Bang Tao, Laguna and Layan. This is an expensive part of the island, but the choice is large: 199 available properties, with a median of 40 000 ฿.
UWC Thailand is on Thep Krasattri in Thalang, farther north. The surroundings are quieter and more affordable: 107 properties, with a median of 35 000 ฿. It is 20 minutes to the airport and almost an hour to Patong.

How to choose by commute time
Check the journey on a weekday morning, not on a weekend. Thep Krasattri Road and the bypass around the city are congested from 7:30 to 9:00, and five kilometres can easily become a 25-minute drive. If the school is in Kathu and the house is in Rawai, that is an hour each way.
A sensible radius is 15–20 minutes from the school. Our database shows the distance from each property to the nearest international school, beach, airport and Central Phuket.
What to ask before signing the contract
- Is there a school bus, and does it stop at your housing estate?
- How long does it take to reach the school at 7:30? Ask the owner or us to check on a weekday.
- Is the pool fenced? On Phuket, fences around pools are uncommon.
- Who pays for water, internet and cleaning? Is pool and garden maintenance included?
- What happens to the deposit if you have to leave before the end of the term?
- Are pets allowed? A verbal “yes” is not enough; it should be written into the contract.
