All prices on the website are in Thai baht (฿). Rental prices are per month unless the property page says otherwise. Short stays usually cost more in high season, from December to March.
Usually you pay a deposit of one to two months plus the first month in advance when you move in. Exact terms depend on the owner and are shown on the property page or confirmed before the contract.
If the meter is not in your name and you pay the landlord, since 2025 Thai law caps the charge at 4.88 ฿ per unit. Ask for the price per unit before signing. More in “Cost of living in Phuket”.
This is the owner’s decision. If pets are allowed, it is listed in the property details. If it is not listed, ask us and we will check.
A foreigner can buy a condominium unit as freehold if the building still has foreign quota (49% of the floor area). Land cannot be bought: a villa is usually structured with the house in the buyer’s name and the land on a 30-year lease. More in “How a foreigner can buy property in Phuket”.
From 15 September 2026 the visa-free stay was cut to 30 days. For long stays the most common option is the DTV visa. Rules change, so check with a Thai consulate before you travel. Buying property does not give you a visa by itself.
